This project is going to replace these houses with 1,100 brand-new housing units plus some commercial spaces, all situated on the 7-acre property at 2201 Willow Creek Drive, near Pleasant Valley Road. Sounds exciting, doesn’t it?

New Beginnings on Willow Creek Drive

The City Council approved the zoning change from Multifamily Residence-Medium Density (MF-3) to Community Commercial-Mixed Use-Vertical Density (GR-MU-V-DB90) combining district zoning, allowing for this ambitious project to move forward. The developer behind the project? The ever-busy 2201 Willow Partners LLC, spearheaded by Kostas Koutsothanasis. As the plans unfold, it looks like this area is going to transform dramatically!

Supporting Current Residents

One of the standout aspects of this development is the commitment from the developers to support the current residents of the homes facing demolition. They’ve promised to assist tenants in finding new housing and even allow them to return once the project is complete. This goes above and beyond what is legally required under the city’s Tenant Notification and Relocation Assistance requirements in the Land Development Code. How reassuring is that?

During the discussions, several community members took the opportunity to commend Council Member José Velásquez, who represents the district involving this redevelopment. Noah Elias from PODER highlighted Velásquez’s tireless efforts in ensuring both developers and residents reached a fair agreement. He mentioned how important it is for renters to have adequate relocation services—especially, a right to return to affordable housing.

What Tenants Can Expect

A key point in the developers’ agreement includes a moving allowance of $3,000 to help tenants transition to new homes. Additionally, for those who stick around after receiving their move-out notice, the last three months of rent will be waived. On top of this, tenants will also be given assistance for deposits, including pet deposits. It’s a thoughtful approach that aims to lessen the burden on residents facing the upheaval of their lives.

Community Concerns

However, amidst the excitement, there are worries about the effects of this development. Many residents have kids attending Linder Elementary School, and local advocates are anxious about the potential loss of students as families may be forced to relocate. Solveij Sol Praxis voiced the community’s deep concerns, stressing that demolishing affordable housing could disrupt local schools. She emphasized the need for a community-driven approach to developing new affordable housing in Austin.

A Broader Call for Equity

Bobby Levinski and Chris Page also chimed in, calling for the City Council to establish an equity overlay to ensure future developments genuinely reflect community needs. They believe this regulation could focus on affordable housing within the community, addressing the current housing crisis more effectively.

Acknowledging the Work Ahead

Back at the Council meeting, Velásquez expressed gratitude to all parties involved, declaring he had received more “thank yous” regarding this zoning case than any other in his tenure. He emphasized the developer’s commitment to replace the 210 units being demolished with new units that will remain affordable for families making 50% to 60% of the median family income for the next 40 years. What a promising assurance for the community!
