The city of Austin has been experiencing a significant shift in its housing market. In the latest updates from the Austin Board of Realtors, the ongoing slowdown is giving homebuyers more power in negotiations, thanks to a drop in mortgage interest rates and rising inventory levels. As of September, data suggests that while the market faces ongoing affordability challenges, it is moving toward a more balanced state.
The latest report states that the median price of homes in the Austin-area has seen a decline of 6.6%. Half of the homes sold last month went for more than $425,000, while the other half sold for less. This decline is significant for many potential buyers who have been navigating a tough real estate landscape.
Additionally, the report highlights that pending sales, which are homes that are in the process of closing, jumped by 20.2%. This sudden spike indicates that more buyers are seizing opportunities in the current market conditions, especially with mortgage rates falling. The total housing inventory in the Austin-area also climbed to 5.9 months, close to the balanced market threshold of about 6 to 6.5 months of available housing.
Clare Knapp, a housing economist with the Austin Board of Realtors, pointed out that sellers are beginning to readjust their expectations, recognizing that buyers now hold the upper hand in negotiations. “Sellers are adjusting their expectations to reflect buyers’ growing leverage in light of ongoing affordability constraints,” Knapp explained.
Moreover, it seems that the drop in mortgage rates is significantly affecting purchasing power. Over the past year, mortgage rates have decreased from a peak of 7.79% in October 2022 to 6.35% in August 2023. This represents a decrease of 1.5 percentage points that effectively increases affordability. Buyers earning $100,000 annually can now consider homes priced between $288,000 and $317,000.
Lower mortgage rates are undoubtedly attractive for buyers. Several experts, including Noa Levy, a real estate broker in Austin, noted that this year has transitioned into a buyer’s market, characterized by lower offers being presented and frequently accepted.
Despite these encouraging signs, Kent Redding, president of the Austin Board of Realtors, emphasized that affordability still poses a significant challenge for many buyers. “While mortgage rates have declined and inventory has increased, affordability remains a significant barrier for many buyers across the region,” he noted.
In light of these housing market dynamics, city officials, community leaders, and housing advocates are actively working to address barriers to housing. Their goal is to increase the availability and diversity of housing options to accommodate various income levels and demographics.
As the Austin housing market continues to evolve, potential buyers and sellers alike are encouraged to stay informed and prepared. The current balance in the market, facilitated by falling mortgage rates and increased inventory, offers both challenges and opportunities.
