According to a recent report from WalletHub, Austin has been ranked the 12th best real estate market in the United States and the 3rd best among large cities. This ranking is based on an analysis of 300 U.S. cities using 17 different metrics including home price growth, rental-to-sale price ratios, vacancy rates, and job growth.

Growing Demand for Housing

The report highlights a major trend in Austin: significant population growth. As more people move to this vibrant city, home sales are consistently on the rise, particularly in the suburbs. The Austin Board of Realtors recently reported that the median home price in the Austin-Round Rock-San Marcos area is currently standing at $450,000. Within Austin itself, the median price is higher, reaching about $585,000.

Additionally, the construction of new apartment buildings continues to thrive. Developers are expected to complete around 21,506 new apartments in the Austin metro area by the end of 2024. This surge in housing is essential to accommodate the influx of new residents.

Comparing Texas Markets

Texas cities dominate the list of top real estate markets, with the Dallas suburbs of McKinney and Frisco taking the first two spots nationally. Following them are Cary, North Carolina at No. 3, Nashville, Tennessee at No. 4, and Durham, North Carolina at No. 5. Denton (No. 8) and Allen (No. 9) from Texas also earned high rankings in the report.

McKinney’s growth has been particularly notable, boasting the 13th highest job growth rate in the country. The presence of numerous newly built homes contributes to its appeal, making it an attractive option for potential buyers. According to Zillow, the average home price in McKinney is around $520,139, and listings are typically pending within 18 days.

Expert Insights on Home Buying

Cassandra Happe, a WalletHub analyst, offers valuable advice to potential homebuyers. She emphasizes the importance of considering several factors beyond just home prices. “The cost of living, potential home value appreciation, availability of new homes, and the quality of the job market are all crucial aspects to consider,” she states. Happe warns that while some of the best cities might not always have the cheapest homes, they offer reliable housing options and long-term stability.

As the real estate market flourishes, fall brings exciting events to Austin, adding to the city’s charm. The AIA Austin Homes Tour is one of the standout occasions, scheduled for October 26 and 27. This annual tour has been a beloved tradition for 38 years. Participants can explore unique and impressive homes throughout the city, all selected by the AIA Austin Homes Tour Committee.

This year, nine beautiful homes will be featured, showcasing designs from local architects. Among the new firms participating are Point B Design Group, Hogan Architects + Development, and Hunt Architecture. These firms have brought innovative designs, such as a modern home with ample natural light and a stunning multi-building setup that integrates beautifully with the landscape.

Point B’s home features floor-to-ceiling windows and a modern minimalist design, creating an inviting yet simple space. Hogan Architects’ offering includes several buildings connected by covered walkways, reminiscent of serene Japanese gardens. Hunt Architecture has designed a cozy yet modern abode featuring a striking brick accent wall and a built-in sunken sofa, making the space both unique and comfortable.

Tickets and Participation

Tickets for the AIA Austin Homes Tour are currently available for $45 until September 16. After that date, general admission will cost $50 or $60 on the days of the tour. VIP tickets, which include access to a special cocktail party and tour swag, are also up for grabs.
