According to the memo, the new regulations could significantly alter the STR landscape throughout the city. Already, there are varying opinions on how STRs impact neighborhoods, covering everything from visitor conduct to the licensing of homeowners and the enforcement of existing policies. This ongoing tension has been exacerbated by previous regulations being rendered unenforceable due to court rulings, making it even more challenging for lawmakers to develop effective solutions.

Austin’s Real Estate Market on the Rise

Meanwhile, the real estate market in Austin is gaining some steam in 2024, with a noteworthy uptick in listings. Overall market activity reached a whopping $17 billion, showing that interest in buying and selling homes is still strong. The Austin Board of Realtors and Unlock MLS indicate that median home prices dipped slightly by 1.7% year-over-year to $445,000. Despite these fluctuations, housing economist Clare Knapp predicts that 2025 will likely mimic 2024, with prices hovering steady and experiencing minor shifts within a 5% range.

Challenges Ahead for Buyers

However, it isn’t all smooth sailing. High mortgage rates have been a sticky barrier for potential homebuyers, with rates projected to remain between six and seven percent throughout the year. Last year, nearly 30,000 homes were sold in the Austin-Round Rock-San Marcos metro area, a slight downturn of 0.5% when compared to 2023. Active listings skyrocketed and hit 132,993, with 45,449 of those being fresh listings, marking an 8.7% increase from the prior year.

County-by-County Snapshot

When looking closer, Travis County saw **1,011** homes sold in December 2024, with median prices on the rise by 2.5% to $512,500. Interestingly, Williamson County reported 800 homes sold, but saw a 2.2% drop in their median prices down to $425,000. In Hays County, prices stayed flat under $400,000, while Bastrop County enjoyed an impressive 8.8% increase in home sales year-over-year. On the flip side, Caldwell County faced some challenges with a significant drop of 14.6% in median home prices down to $275,000 and fewer sales overall.

In another development, vacation rental management giant Vacasa has announced its plans to acquire the local company TurnKey Vacation Rentals.
