Austin Welcomes AvalonBay Communities with Exciting New Developments!

Hey there, Austin! Exciting things are happening in our vibrant city as AvalonBay Communities Inc. takes its first big steps into the Austin multifamily housing scene. The Virginia-based company has marked its arrival with a bang, breaking ground on one stunning property while also picking up an existing gem!

Breaking Ground in North Austin

Let’s talk about the new construction first. AvalonBay has started construction on a shiny new development aptly named Avalon Tech Ridge. This new project, located at 14100 John Henry Faulk Drive in North Austin, is set to be a sizable addition to the area, spanning around 460,000 square feet! Can you believe it?

The first phase will feature a whopping 444 units ranging from one-bedroom apartments to spacious three- and four-bedroom townhomes. With an average unit size of 1,036 square feet, there’s surely something for everyone! And if you’re excited about moving in, you’ll want to mark your calendars for the first quarter of 2026, as that’s when the first residents are expected to call Tech Ridge home.

New Townhomes in Bee Cave

But that’s not all, folks! AvalonBay has also made waves by purchasing an existing property—say hello to the newly rebranded Avalon Townhomes at Bee Cave! Formerly known as Brisa Townhomes, this lovely collection of 122 three- and four-bedroom townhomes sits at 4810 Brisa Way. Built just last year in 2022, it seems AvalonBay has got its hands on quite the prize! The official closing on this property took place on October 31, and while the purchase price remains under wraps, it’s certainly a sweet addition to their portfolio.

A Look at AvalonBay

AvalonBay is no stranger to the Lone Star State; the company has been active in Texas since 2021, focusing on the bustling Dallas area. Now, with its sights set on Austin, AvalonBay is ramping up its multifamily development pipeline. Jennifer Wiebrand, AvalonBay’s Senior Vice President of Development in Texas, mentioned that around a third of the company’s properties are mixed-use. However, multifamily housing remains their top priority.

Wiebrand shared some insights: “We think that the supply predictably clears through the next 12 months and provides the opportunity for some rent growth in 2026. So, we’re looking to take advantage of the pricing opportunities that exist in the market,” she stated, highlighting that both their new developments and existing properties, like the Bee Cave townhomes, are part of their strategy.
