This neighborhood is being developed by Sett Studio, a Central Texas homebuilder known for its distinctive approach to real estate. The project aims to bring a taste of Austin’s luxury lifestyle to the Music City.
Located at 3600 Abbott Martin Road, just a stone’s throw from the Mall at Green Hills, Martin Reserve will consist of 10 luxury homes. Each of these homes will start at $3.5 million and vary in size from 3,500 to 6,000 square feet. They will feature a minimum of four bedrooms and three-and-a-half bathrooms.
One noteworthy aspect of Martin Reserve is its architectural design. The homes will be single-level and boast a mid-century modern feel, complete with floor-to-ceiling glass windows, large overhangs, and refined outdoor living spaces. As Mike Speciale, founder and general manager of Sett Studio, puts it, “It’s something the Nashville market hasn’t necessarily seen yet. Here in Austin, [it’s] something we just do.”
Future homeowners at Martin Reserve will have the added option of building separate guest houses or guest casitas, which are ideal for accommodating aging family members. This feature showcases the community’s focus on family needs, making it a uniquely tailored option for those looking for luxury and comfort.
The property where Martin Reserve is being built is a 4.5-acre lot that Sett Studio acquired from the Martin Family in August 2022 for $4 million. The development project is expected to be completed by 2026. Buyers will have the unique opportunity to customize their individual lots, provided they adhere to the community’s architectural guidelines.
Construction and design are being managed in part by Dick Clark and Associates from Austin, which has a solid reputation for creating high-end residential projects. Sett Studio is considering hiring a Nashville architect to further ground the community in local design sensibilities.
Martin Reserve is not the only project catching the eyes of luxury buyers in Nashville. Several Austin real estate firms have identified lucrative opportunities in the city over the past few years.
