North Texas Build-to-Rent Development

News Summary

North Texas is at the forefront of the build-to-rent housing expansion, with over 21,000 units planned across the state. The Metroplex is a hot spot for development, particularly in cities like Fort Worth and McKinney. Despite a recent slowdown, demand for affordable rental options remains high, making Texas a key player in the nation’s housing landscape.

Fort Worth: Leading the Charge in Build-to-Rent Housing

Hey there, Fort Worth! If you’ve been paying attention to the local real estate buzz, you know that big things are happening when it comes to housing. That’s right, Fort Worth is riding the wave of the build-to-rent phenomenon that’s spreading across North Texas and beyond. As of January 2025, there’s an impressive 21,812 build-to-rent units planned throughout Texas, and Fort Worth is right at the forefront of this exciting trend!

Metroplex Growth: Where the Numbers Shine

Fort Worth is leading the charge with a notable 1,816 units lined up for the near future! But wait; there are other cities in our beloved Metroplex that are also stepping up to the plate. Nearby, the vibrant city of McKinney isn’t too far behind, boasting 1,293 build-to-rent units in the works. And if you take a closer look at Denton, you’ll find 876 planned units ready to welcome new residents.

The excitement doesn’t stop there! Other notable North Texas cities that are buzzing with activity include Melissa (696 units), Anna (635 units), Garland (543 units), and Celina (537 units) – which, by the way, is fast becoming the titleholder for the fastest-growing city in the US! It’s safe to say that North Texas is a hotbed for build-to-rent developments.

Taking the National Lead

When we widen our scope, it’s clear that Texas is not only leading the state; it’s making waves nationally! The Houston metro area trails behind with 4,613 units in the pipeline, while Austin is making strides with 4,313 units. San Antonio is also chipping in with plans for about 2,994 units. All of this adds up to a whopping potential 70% boost to Texas’s build-to-rent inventory when these homes are finally completed!

The Ups and Downs of Build-to-Rent

57% drop compared to the enthusiastic numbers of 2022. However, don’t let that fool you; builders and developers are still chomping at the bit to meet the growing demand for affordable, quality rental options.

Exciting Developments on the Horizon

And speaking of demand, there are some notable projects already in the works! A developer is preparing to sell 75 acres of land in Princeton, which will house 32 acres of build-to-rent homes alongside traditional single-family options. Not to be outdone, Taylor Morrison is kicking off construction on a 226-unit townhome community in Arlington, branded with the exciting name Yardly. Plus, over in Celina, another shiny new build-to-rent community is gearing up, thanks to Corson Cramer Development who has sold 40 acres to the Yardly team for a hefty 396 rental homes.

What’s Fueling This Demand?

So, what’s driving all this excitement? Well, more renters are choosing build-to-rent options as a way to elevate their living experience while steering clear of the hefty costs that come with homeownership. In today’s challenging housing market of 2024, where inventory is tight and home prices are on the rise, the thirst for professionally managed rental homes is at an all-time high.

Clearly, Fort Worth, along with the rest of North Texas, is not just participating in the build-to-rent revolution but is truly leading the charge. With developers buzzing about and new projects on every corner, there’s no doubt that this area is shaping up to be a real game-changer in housing. Buckle up, everyone; exciting times are ahead!
