During a recent City Council meeting held on November 7, a zoning change was approved that could pave the way for a dense, primarily residential project at 311 – 315 S. Congress Ave.. Currently home to a Firestone Complete Auto Care and a modest office and retail building, this site is about to undergo a major facelift.

So, what exactly can we expect? According to the proposed redevelopment plan, this site could house 488 residential units. That’s right! The project also envisions adding 30,000 square feet of office space and a delightful 7,500 square feet of ground-floor area designed specifically for pedestrian-friendly activities. With the new zoning approved, the buildings could reach a maximum height of 480 feet—that’s taller than some of the trees around!

But that’s not all! This exciting project isn’t the only one in the pipeline for the South Congress area. Next door, the 305 South Congress unit development is also planned and could potentially bring a whopping 1,478 residential units to the community! In addition, developers are eyeing plans for 1.5 million square feet of office space, a comfortable 275-room hotel, and 150,000 square feet of retail and restaurant space across a series of six buildings. Talk about transforming the neighborhood into a vibrant hub!

However, not everything is smooth sailing for the 305 South Congress project. It has hit a snag due to a lawsuit from the Save Our Springs Alliance, who argue that the city of Austin has violated procedural requirements in approving elements of this transformation. The tensions have certainly added some drama to a project that many are eagerly anticipating.

And the development buzz just keeps going! Plans are underway to redevelop about six acres at the intersection of South Congress Avenue and West Riverside Drive.
